  • What are my rights as a foreign purchaser of property in Costa Rica?
    The Cantomar Ocean Club and residences are being constructed on a fully entitled "deeded" and irreplaceable oceanfront location. Fee simple ownership is the same in Costa Rica as in the U.S. Foreign buyers of titled real estate in Costa Rica have the same rights as Costa Rican nationals.
  • Where is the Cantomar Ocean Club located?

  • What is the climate like along the Northern Pacific Coast?
    The Guanacaste region, known as the Gold Coast, has an average coastal area temperature of 82°F. Temperatures are consistent all year long, with slightly lower temperatures and almost no rain during the dry season (December through April). Steady trade winds make the warmer summer months pleasurable. Rainy season goes from May to November, which means a few showers for a couple of hours mostly during the afternoon. Year-round, the evenings bring cooler temperatures and a refreshing breeze.
  • What languages are spoken in Costa Rica?
    Spanish is the primary language, though English is widely spoken throughout the country.
  • What amenities are included in my Cantomar Ocean Club Membership?
    The Cantomar Ocean Club membership includes a private Beach Club focused at a high-level of service for the use of all Members and their guests. Members may contact Members Services to arrange for a Cantomar car service to and from the airport which is a brief 55-minute drive away. Upon arrival at the gated entry rotunda, Members are greeted by security personnel. The rotunda includes a Cantomar Ocean Club Member Services Center which is fully equipped with barista and bar service. The Members services agent and property manager are also located on the rotunda so that Members service needs can be scheduled in a relaxing full-service environment overlooking the Ocean Club amenities. State of the art Wellness Center with cardio studio, weight room, yoga studio and yoga/meditation lawn. Children’s/Tot Pool with shade canopy and Play Area. Adult and Family Pool with infinity edge, private cabanas, sun terrace and restrooms. Sunset Cocktail Pool. Morning Café and pool service with covered open-air seating.   • Who owns the Cantomar Ocean Club?
    The club amenities are owned and or managed by the Sellers affiliated management company. Due to the importance of providing a high-level of service and care for owners, Sellers affiliated management company will manage all aspects of the Club service and required maintenance pursuant to the terms of a management agreement with the Cantomar Ocean Club.
  • What property management services are provided to Members?
    All exterior maintenance of the common space and individual homes will be provided by Seller’s property management company. Maintenance of common areas will be included within the HOA annual assessments. A menu of additional services including cleaning, chef service, security, etc. and maintenance services for Member's houses and landscaping will be provided to members upon request.
  • What is the timing of Cantomar Ocean Club?
    Purchasers may enter into a Reservation Agreement for specific lots immediately. Following the Reservation period, lot purchase and sale agreements shall be executed and design customizations of the Buyers residence shall begin. Lot closings are expected to begin by October 1. Infrastructure construction will begin in December and home construction begins in Spring 2024.
  • Is rental of homes allowed?
    Yes. In order to protect the quality of the experiences offered within Cantomar Ocean Club, Members are allowed to rent their homes to other members.
  • Are there Declarations, Bylaws, Covenants and Restrictions for Cantomar Ocean Club and how do I view them?
    Yes, all Condominium documents will be provided upon execution of the PSA.
  • Are there Club Documents and how do I view them?
    Yes, all Club documents will be provided upon execution of the Lot Purchase and Sale Agreement.
  • What airport is most convenient to the property?
    The closest airport is Daniel Oduber Quirós International Airport (LIR) in Liberia, Costa Rica. Multiple carriers provide non-stop flights (some subject to seasonal schedules) from these major cities: Los Angeles (LAX), San Francisco (SFO), Miami (MIA), Atlanta (ATL), Houston (IAH, HOU), Hobby International Houston (HOBBY), Dallas (DFW), Boston (BOS), Denver (DEN), Chicago (ORD), New York (JFK, LGA), Newark (EWR). Residence owners and guests can also fly into San Jose International Airport - Juan Santamaría (SJO) with shuttle service available at a nominal fee or take a short 45-minute flight into LIR.
  • How far is Cantomar Ocean Club from shopping and convenience items?
    Convenience items such as a pharmacy, medical clinic and groceries are a short 3-minute drive to Flamingo. Restaurants abound from local cafes to fine dining.
  • How far is the nearest marina?
    Marina Flamingo is only a few minutes away. This state-of-the-art new marina has slips available and arrangements can be made for a private tour. The Marina includes shopping, dining, medical clinic, pharmacy and private fishing charters.
  • Is golf accessible to Cantomar Ocean Club Members?
    Annual Golf memberships can be obtained at Reserva Conchal which is a Troon Golf managed Robert Trent Jones 18-hole course located just minutes away.
  • How are annual property taxes calculated?
    0.25% per year of the property value as declared at the Municipality.
  • How are annual luxury taxes calculated?
    Beginning at an appraised value formula, not including the land value at a depreciating scale over time, it is based from 0.25% per year.
  • What home insurance is available?
    Homeowners insurance with umbrella coverage is available by numerous carriers representing Costa Rica property.
  • What currency is used in Costa Rica?
    Local currency is the Costa Rican “Colon,” which is freely traded. Exchange rates have been stable the last few years, with little devaluation against the U.S. dollar. The U.S. dollar and all major credit cards are widely accepted as well.
  • Can I purchase in the name of my family trust or my company?
    You can purchase in an individual’s name, corporation, or other corporation, trust or foundation.
  • How much can I expect to pay in closing costs?
    Closing costs in Costa Rica are approximately 3.3 percent of the property’s purchase price, which includes: Land Transfer (1.5 percent of purchase price), National Registry Stamps (0.8 percent of purchase price), and Notary and Attorney’s fees (approximately 1 percent of purchase price). Plus, applicable VAT.
  • How will utilities work for my property?
    Cantomar Guest Services handles the following services on homeowner’s behalf: water, electricity, telephone, cable tv, internet services, property tax and luxury tax.
